This probate property had not been touched since the late 1970’s and was in a very poor condition. Located in Reading this property is in an extremely high value real estate area.

The brief for this large Victorian house was to change from a 3 bedroom residential to a 6 bedroom luxury fully licensed co-living house share, creating a contemporary interior that would appeal to young professionals.

Our client was an investor who wanted to achieve the maximum value for his house. He wanted a luxury boutique hotel feel, contemporary in feel to appeal to both male and female tenants. It had to look different, stand out and to be future proofed so no maintenance would be needed for a long time. We were chosen because of our experience in refurbishing period properties and high end rentals of a bespoke nature that require that extra attention to detail and interiors knowledge.

Our Solution.

We provided a full design and build package where we also procured all the furniture, installed it and styled the rooms for marketing purposes.

Plans were drawn to redesign the internal layout of the house. The house was completely rewired, replumbed and a new lighting scheme designed. 2 new bedrooms were created with ensuites on the ground floor by inserting a new partition wall between the existing 2 ground floor reception rooms. The kitchen was opened out to form a large kitchen/dining area. The attic was reconfigured to create a bigger space and made into the sixth bedroom.

A complex largescale renovation which stripped the house back to brick was undertaken due to failing plasterwork. The property was then rebuilt as a 6 bedroom luxury rental.

Major structural alterations were undertaken by installing a large stability frame.

Due to a culvert running under the front of the property specialist MEP designs needed to be produced to bring a new 32mm cold main into the property and allow for a high pressure heating system to be installed. Building regulations were applied for and a party wall agreement was obtained to knock down the chimneys. All fire regulations were strictly adhered to for a commercial property. All the chimneys were removed to maximise the floor space and gallows brackets installed for strength. Ensuites were built into all the bedrooms upstairs and a mixture of fitted and free-standing wardrobes were built.

In the attic, the eaves were moved back, the ceiling and the eaves spaces were reinsulated, a new ensuite was installed and bespoke wardrobe/shelving was built.
